MORTGAGE FRAUD.
THE SEQUENCE.

Control of the companies. Rent redirected. Property debts left unpaid. Mortgage documents recorded. Foreclosure pursued.

The fraud claims concerning Units 305 and 709 connect these events: control over the property-owning companies and their rental income, followed by mortgage claims against the properties. The sequence below links each stage to its documents, including the declarations denying authorization.

THE FRAUD CLAIMS / HOW THE TRANSACTIONS CONNECT

Control → rent → debts → mortgages → foreclosure.

The central issue is authorization: who controlled the companies, who was instructed to receive the rent, and who could sign mortgage documents against the properties. Abramova’s declaration describes filings in her name as unauthorized and fraudulent. The records below show the management changes, rent instructions, tax proceedings and mortgage claims in that context.

01

Corporate authority

Unit 709 — unauthorized corporate-control changes. The January 14, 2021 AXXYEHHO annual report lists Ekaterina Pushkarskaya as President, Manager and Authorized Member. The sole member denies appointing her or transferring his ownership. Operating Agreement Article 4.1 states that a public filing alone does not create authority. Article 5 requires a written instrument signed by the sole member, attested by two adult witnesses including Daniil Ageev, and acknowledged before a Florida notary for the specified control changes. In his October 9, 2026 declaration, Ageev denies witnessing, signing or approving appointments of Pushkarskaya or her parents, and denies participation in the January 14, 2021 filing. Read Ageev’s declaration and the agreement ↗ This filing predates the September 23, 2021 power of attorney by more than eight months; that later-dated instrument did not yet exist when the January report was filed. The 2022 report then lists Tatiana Pushkarskaia and Vasilii Pushkarskii.

Unit 305 — a separate company and a separate owner. Abramova’s August 25, 2026 declaration denies authorizing the later transfer of control to Pushkarskaya and the other named participants.

Rent directed to another company

The Unit 305 lease dated March 28, 2024 names 3020 PROPERTY 305, LLC as landlord, but directs rent to AXXYEHHO LLC, Attn: Tatiana Pushkarskaia. AXXYEHHO is the company named in the Unit 709 foreclosure. The payment clause directs Unit 305 rent to the company associated with Unit 709.

Property debts and tax proceedings

Tax notices from 2023 preceded recording of the $200,000 mortgage. OU41 was redeemed September 8, 2023. OU40 was sold in a tax-deed sale March 20, 2024 and later conveyed back to the company.

UNIT 709 / AXXYEHHO LLC / CORPORATE TAKEOVER

A Sunbiz entry was not the required authorization.

The September 13, 2019 Operating Agreement required a written appointment and specified signatures. Ageev’s declaration states that he did not witness, sign or approve the appointments of Pushkarskaya or her parents.

Article 4 · Written appointment

Article 4.1 prohibits a third party from filing with Sunbiz or binding the company without an express written appointment by the sole member. It states: “Mere public filing does not create authority.” Article 4.2 requires a written appointment for a manager or agent.

Operating Agreement · page 2, Article 4 ↗

Article 5 · Ageev was a required witness

Article 5.1 names Daniil Ageev as the Designated Witness. Article 5.2 requires a written instrument signed by the sole member, attested by two adult witnesses including Ageev, and acknowledged before a Florida notary for admission of a member, transfer of membership, amendment of the agreement, appointment of a manager, agent or authorized representative, and consent to self-dealing or use of company assets. The agreement states that a document failing these formalities is null and void.

Operating Agreement · page 2, Article 5 ↗

January 14, 2021 · Pushkarskaya

Ageev declares that he never witnessed, signed or approved any instrument appointing Ekaterina Pushkarskaya or transferring ownership or control to her. He expressly denies participating in or authorizing the January 14, 2021 Sunbiz filing. That filing also predates the September 23, 2021 power of attorney by more than eight months.

Parents’ appointments · No witnessed authorization

Ageev separately denies witnessing, signing or approving appointments of Tatiana Pushkarskaia or Vasilii Pushkarskii. He states that he helped prepare the 2019 agreement and retained a copy originating from a photograph made in 2019.

Later control changes · No authorization

She denies authorizing the later transfer of management or control to Ekaterina Pushkarskaya, Robert Aronov, Viktoriya Maksimovskaya, Mariya Stanishevskaya, Dmitrii Chupilov or others involved in the later transactions. She also denies authorizing impersonation through the company email account after approximately August 2021.

2023 and 2024 · Mortgage signatures denied

She specifically denies authorizing, signing or personally appearing for the February 2, 2023 $200,000 mortgage and the November 8, 2024 $27,000 mortgage and note. The first page of Instrument 119901108 names Ilian Rashtanov, Rashtanov Law Firm PL in the combined “Prepared by and return to” field. It identifies him as the named preparer and return recipient. The recording stamp shows November 13, 2024 at 1:44 PM, five calendar days after the date printed in the mortgage.

ENGAGEMENT, INSTRUCTIONS AND PAYMENT

WHO ENGAGED RASHTANOV?
WHO PAID FOR THE MORTGAGE PREPARATION?

The reported account is that Yulia Abramova neither hired nor paid Rashtanov and never communicated with him about these mortgages. Section 9 of her declaration denies authorizing or signing the mortgages. The preparer field names Rashtanov, but the document does not identify who instructed or paid him.

The $27,000 mortgage names Rashtanov as preparer and return recipient. That field does not identify his client, the person who instructed him, whether he charged or received a fee, or any payer.

  • Who engaged him, and which party did he represent?
  • Who provided the drafting instructions and documents identifying Abramova as the person signing?
  • Was an invoice issued or a fee paid? If so, who paid, from which account, and for what services?
  • Who delivered the document bearing the signature attributed to Abramova?
  • What records show verification of the instructing person’s authority and Abramova’s authorization?

Records needed: engagement agreement, invoices, payment records, drafting instructions, correspondence and the signed-document transmission history. The client and payer remain unidentified in the available documents.
